How much over asking price does a buyer need to spend to get a house in 2024?
That is a frequently asked question of would-be home buyers. It is a silly question, factually, because asking price is a made-up number created to best market the property. Some asking prices are well below what the property is worth (to create a bidding war). Some are well over what the property is worth (in hopes that some buyer will be wowed by the house).
Our job is to know the difference. Knowing the difference is about knowing the market. It is also about continuing to do a non-automated market analysis on properties that our clients are making offers on. Then we advise our clients to make an offer that is consistent with the property value.
Whenever we can, we help you get property for less than you would have paid for it, if it had been marketed better. That could be over asking or under asking.
